Obsidian is the stronger choice if you want notes stored as local Markdown files, reliable offline access, and the freedom to customize your setup with plugins. It also supports shared vaults, but does not currently offer live co-editing in the same file or fine-grained permissions for shared-vault collaborators.

The Trade-Off

Obsidian is excellent for personal knowledge. Teams may need more around it.

Collaboration is not live co-editing

Obsidian Sync can share a vault with a team, but edits are synced rather than shown live in the same file. If two people edit one note at once, Obsidian merges the changes.

Publishing is separate

Shared-vault permissions are limited

Shared-vault collaborators generally have the same permissions. Obsidian does not currently offer fine-grained permissions for individual collaborators inside a shared vault.
